GEODesign provided support of excavation (SOE) engineering, special inspection, construction administration services, and obtained NYC Transit permission for the Rockaway Village Complex development. The site is located across the street from the Far Rockaway-Mott Avenue subway terminal, which is the terminus of the A train line. The project includes 5 phases that will include 8 buildings with 1700 affordable housing units and over 110,000 square feet of commercial space.
The Solutions Unearthed
- We used sloped excavations where ever possible, which made the SOE very cost effective because it reduced the need for lateral support and underpinning.
- Where sloped excavations were not possible, we maximized the use of cantilevered soldier pile and lagging walls and thereby minimizing the use of costly tiebacks.
- Obtaining approval from NYC Transit was particularly challenging because of a former easement that went through the entire large property. We worked tirelessly to show NYC Transit that none of their infrastructure remained on the property and we were ultimately successful in obtaining many “No Impact” designations from them.
